Scaffolding for extensions

Scaffolding that grows with the build, lift by lift.

Get a quote for this job

Single and two-storey extensions are built from scaffolding that goes up in stages. The scaffolder adds a lift each time the bricklayers reach the next height, then adds roof edge protection when the roof goes on.

Because the build runs for weeks or months, extension scaffolding is priced on the erection and dismantling plus a weekly or monthly hire rate – so the hire length matters more than on a short repair job.

What scaffold set-up you need

  • Usually the rear or side elevation, started as a single lift and raised as the walls go up.
  • Return scaffolds where the extension meets the house, and edge protection for the roof.
  • Two-storey side extensions on semis often need the front and back corners scaffolded too.

How much does it cost?

Most extensions run 8–16 weeks of hire. Expect the erection-and-dismantle cost of one or two elevations plus roughly 5% of the scaffold price for each week beyond the first four. Your builder may include scaffolding in their price.

Tips

  • Agree who books and pays for the scaffold – you or the builder – and who is responsible for the weekly inspection.
  • Ask for “adaptations” (raising a lift, moving boards) to be priced in advance.
  • Check your neighbour’s permission if the scaffold needs to stand on their side.

Extensions: scaffolding FAQs

Who inspects the scaffold?

A competent person must inspect it before first use, at least every 7 days and after bad weather. The scaffolder or main contractor usually does this and tags the scaffold.

Is scaffolding needed for a single-storey extension?

Often only a low working platform and edge protection for the roof – cheaper than a full two-storey scaffold.
